Facility Management
OTEestate maintains an extensive portfolio of properties and facilities throughout Greece, supporting the operational needs of the OTE Group and offering properties to the Greek Real Estate market. For effective property management, a geographical distribution model has been adopted, with each region supported by specialized Property & Facility Managers across all property categories: office buildings, call centers, retail store networks, telecommunications and commercial warehouses (Logistics), IT Data Centers, and other specialized facilities (TV studios, museum, specialized spaces, etc.).
Operation Management
OTEestate offers a comprehensive Total Facility Management System, leveraging advanced technological applications to optimally support facility operations.
All partners have access to these applications, ensuring immediate updates and rapid response to malfunctions and other service requirements in real-time (BMS systems, BEMS, Preventive Soft & Hard Facility Management Scheduling & Planning, Trouble Ticketing systems).
To ensure effective coordination and consistent service quality, a network of thoroughly trained and experienced personnel has been established.
An advanced Control Room operates in mission-critical facilities (Critical Buildings), equipped with state-of-the-art technology and specialized operators.
Operational support is provided 24 hours a day, 365 days a year.
Maintenance Management
Preventive & Corrective Maintenance
Preventive maintenance is implemented based on an annual plan, in accordance with supplier specifications and international standard regulations, aimed at ensuring seamless, efficient, and economical facility operations.
Corrective maintenance involves the immediate restoration of unexpected malfunctions, based on predetermined Service Level Agreements (SLAs).
Maintenance of Critical M&E Facilities
In facilities with complex electromechanical equipment (such as Data Centers, UPS, etc.), stringent, high-frequency maintenance plans are applied, tailored to the significance and requirements of each facility.
Small-Scale Projects
These include more extensive but non-emergency works, such as waterproofing, interior renovations, façade restoration, and upgrading of auxiliary spaces.
The services included in the Maintenance Management provided by OTEestate are, in summary:
- Preventive & corrective maintenance of building infrastructure including plumbing and drainage systems, electrical installations (substations, power supply, lighting, etc.), central or autonomous cooling/heating systems, security systems (access control, CCTV systems, burglar alarm systems), elevators, garage doors, low-current systems (PA systems, audiovisual equipment, etc.).
- Management & maintenance of fire safety systems (portable fire extinguishing equipment, active & passive fire protection, fire safety certificates).
- Management & maintenance of EV Charging Systems.
- Management & maintenance of Photovoltaic Systems in building facilities.
- Operation & maintenance of Data Centers and spaces with uninterrupted power systems (UPS, generators, etc.)
- Maintenance of structural elements (doors, windows, glazing, painting, structural repairs, drywall, suspended ceilings, insulation, locks, fencing, etc.) for all OTE Group building facilities.
- Support for LEED, WELL, and TIER Uptime Institute certifications.
Cleaning Services
Specialized cleaning services are provided across Group properties, structured around three core areas:
- Regular Cleaning: Daily cleaning of facilities, with continuous supervision of personnel, equipment, and materials.
- Ad Hoc Cleaning: Implemented upon request through the Group's digital applications. Includes cases such as relocations, graffiti removal, anti-graffiti applications, and disinfection.
- Periodic Cleaning: Scheduled cleaning works, in accordance with the annual plan of the Facility Managers. Examples include: clearance and cleaning of plots, disinfection, pest control, window cleaning.
Landscaping Management
Includes the construction, maintenance, and upgrading of landscaping projects, irrigation automation, landscaping of interior and exterior spaces, etc.
Support Services
In occupied buildings, an additional suite of support services is provided, under the supervision of the responsible Facility Managers. Examples include:
- Relocation services
- Mailroom management and operation
- Cafeteria management and operation
- Procurement and management of office consumables, kitchen supplies, and cleaning materials
- Procurement, management, and maintenance of furniture and office equipment/appliances
- Provision of common area expense management services
- Parking space management and operation
- Management of systems & implementation of recycling programs (within the framework of environmental legislation and corporate ESG programs).
