Doiranis & 11-13 Agn. Stratioti str., Athens, Athens, Prefecture of Attica

The property was constructed in two phases in 1969 (Ground floor, mezzanine and 1st floor) and 1970 (2nd floor) and is centrally located in the Municipality of Kallithea. It is surrounded by the streets of Agnostou Stratiotou, Doiranis, Spartis and Socrates, 150m from Syngrou Avenue, one of the main highways in the Athens area, and 1km from the newly built Stavros Niarchos Cultural Center, as well as the park surrounding it one of the biggest in Athens. In addition, it is just 500 meters from Davaki Street, the most commercial street of Kallithea and one of the most commercial streets in Athens.

The existing property functioned as a car park and consists of a ground floor, first and second floor, while in the two corners of the plot there are semi-outdoor ramps, which connect the levels of the building to its roof.

The property is situated on a plot of 6.258,30m2 with permitted land use of this "General residence", according to which the permitted development scenarios are hotels up to 100 beds, training centers, offices and residences.

Offices mixed with commercial and residential use

Considering the fact that Kallithea is a densely populated residential area with a population of 100,000 inhabitants the scenario of a mixed use complex constitutes a suitable choice.

In the case of offices an integrated development such as covering the needs of one large company could be an option.

The aforementioned plan could be combined with residential use as well as small scale Big Box commercial uses covering building’s users needs and other customers.

The total area after the above reconstruction amounts to 21,590 sqm of which the functional spaces would be around 12,650 sqm. Also, 280 parking spaces are being created.
